Real estate agents are sometimes viewed by criminals as easy targets. The
following tips will keep you safe and productive.
Call HRRA if you have any questions on how to "Un-invite crime to your next open house."
- Always have prospects meet you at your office the first time. Ask them to show identification. Photocopy
their driver's license and have them fill out an information form. If they question you, say it's company
policy.
- Let your office know whom you're meeting, where the showing will be, and when you will return.
- When receiving an inquiry by phone, get the name and phone number of the person calling. Find out as
much as you can about prospects, such as where they work and what they do. Ask if you can call the person
back in a few minutes. Ask a lot of questions and be a good listener.
- Don't list your home phone number on your business card. Buy a voice pager and use a cellular phone if
you must sit at a property that doesn't have a phone. Call your office on a regular schedule.
- Always take your own car for showings. Do not ride in the client’s car. When you leave your car, lock
it. Don't park your car where it can be blocked. Leave purses and expensive jewelry at home.
- Use your first initial and last name on "For Sale" signs and in advertisements. This will conceal
whether you are male or female, and a possible attacker won’t be able to ask for you by name.
- Never leave house keys in the door locks.
- Don't hold an open house alone. Never show property at night or advertise it as vacant. Conduct open
houses with a partner if possible. Arrive early and survey all rooms to determine an escape route. If the home
is vacant, arrange to carry a cellular phone with you.
- During an Open House, keep the door locked and open it for each prospect. You may want to post a sign
on the door that reads "Please ring the doorbell and I’ll assist you momentarily."
- If you accompany someone through a property, let the prospect lead the way, with you following behind.
This will make it impossible for you to be cornered in a room or grabbed from behind. Avoid going into the
basement or confined areas with a prospect.
- Establish a code word for emergencies. If you are being attacked, tell the attacker you must call the office
or else someone will come looking for you. When you reach your office, use the code word so that they can call
the police for you.
- Be alert for behaviors that don't fit the pattern of a potential home buyer, such as checking the alarm
system, doors or locks.
